According to Phoenix officials, the most sustainable building is a reused building. Up to $4,500 in fee incentives are available to projects that meet eligibility requirements:
• An independent structure permitted prior to the year 2000
• A change of occupancy or significant alteration to the character of the building
• A change that incorporates the entire building
• A building that is 25,000 square feet or less in size
Recent examples of adaptive reuse projects include Desert Song Yoga, 3232 N. 20th St. – trade association union hall to yoga studio; Capriotti’s, 6025 N. 16th St. – convenience store to sandwich shop; Federal Pizza, 5210 N. Central Ave. – office to restaurant; and Angels Trumpet Ale House, 810 N. Second St. – office to restaurant/pub.
